Question:
"How much does a custom home normally cost?"
Answer:
It depends on the finishes desired for the home and whether it is a two story or single story. The low end would be $125 (PSF) per square foot to as much as $800 (PSF).
Question:
"How long will it take to draw my plans and get a permit?"
Answer:
Generally, it takes about 4 to 12 weeks to draw up your project depending on the complexity of the project. For projects in the Coastal Overlay of San Diego County special requirements must be met which could lengthen the process significantly. The permitting process in San Diego County is an extremely convoluted process which should not be attempted by the weak of heart. It could take as little as 6 weeks and as long as 9 months once again depending on the complexity of the project. The more complete your plans the quicker your permit.
Question:
"Do I need a general contractor or can I hire my own subcontractors?"
Answer:
No! You do not need to hire a general contractor, however, be prepared to assume all the risk. When things don?t get done properly (according to the loacl and state building codes) you could have serious problems that could end up costing you thousands of dollars to correct.
Question:
"How do I know if I have the right contractor?"
Answer:
Check out any prospective contractor. Start by checking their license with the CSLB Contractors State License Board. Next check their references, check with consumer advocates like BBB and industry referral groups. Has the contractor responded promptly to your questions with answers that make sense? Has the contractor provided you with a written estimate? Does the contractor agree with your design ideas and seem interested in your project. The bottom line is; do your diligence and rely on your instincts when selecting a contractor.
Question:
"How much money should I give my contractor up front?"
Answer:
Law prohibits a contractor from getting more than 10% of the contract price or $1,500.00 which ever is less as a deposit or up-front costs. Beware of contractors who ask for large amounts of money up front. A reputable contractor will do the work first and ask for payment once that portion of the work is complete. Law dictates that your contract must stipulate when progress payments are to be made.
Question:
"How long will my project take?"
Answer:
Your construction contract should state the starting date and how long the project will last. Remember good projects take time and it may seem like things are taking much longer than expected. Every good contractor will assure that a project schedule is made initially and maintained regularly. Keeping changes to a minimum and responding to your contractors question promptly will help expedite your project.
